What is an eviction notice?

There is a number of reasons to evict a tenant. As a landlord you may present various notices to your tenant, but there is a simpler solution. Use a 3-day notice, that is legal form to ensure that you have accurate documentation of the dispute and that you take smooth formal steps to resolve any breach of lease terms with a tenant. For example, you may use eviction notice to tenant by landlord to inform your tenant, who fails to pay on time, that he or she can either pay the amount due or vacate the rental property. By sending this document you may give the occupant a deadline for paying or ask him or her to move out the property. Another reason may be property violation. Any lessor may give his tenant the option to either amend the violation or to leave the facilities. There are no strict rules about what formal information to include to your lease, but here is a piece of advice of how to make your eviction notice exhaustive and legally binding.

What to include in the eviction notice?

State the accurate reason of eviction. Consider, that you can’t legally make your lessee move out without court order. The following information should be obligatory provided in the document.

  • current date;
  • names of a landlord and a lessee;
  • description of property that is going to be leased;
  • lease period;
  • amount of money to be paid;
  • condition of the property and terms of its maintenance;
  • amount payable of taxes and utilities;
  • other obligations and requirements of the parties;
  • signatures.

You are provided with ability to add your signature electronically, by typing, drawing or uploading.
